Local knowledge
Why Sandown's glass sets the spec
Sandown sits wedged between the M1 and the Sandton CBD's office and apartment towers — sectional-title living built floor-to-ceiling in glass to make the most of the skyline. That changes what actually works on the window.
Sun at height
West- and north-facing units catch the full afternoon sun with nothing but the M1 in the way. By mid-afternoon, unscreened glass turns a lounge into a greenhouse. Sunscreen roller or day/night is the standard first answer; cellular for real insulation on the worst-facing rooms.
Body corporate rules
Sectional-title schemes on the Sandton fringe often set rules on what's visible from outside a unit. Battery-motorised systems avoid drilling into the structural slab or the building's outside face, so an install stays inside your scheme's guidelines without needing an electrician's site visit.
Wind between the towers
Balconies several floors up catch funnel-wind between neighbouring blocks. Zip screens with locked side channels — not a flapping drop screen — are the honest answer, with a wind sensor to retract them automatically before a highveld storm hits.
Privacy, not darkness
Towers looking straight into towers is the reality of precinct living. Day/night and sunscreen fabrics balance the view against being overlooked, without blacking out a room that's meant to feel open.

Before you book
Do I need body corporate approval before anything's fitted?
Many Sandown schemes have rules on what's visible from outside a unit — colour, type, sometimes even mounting position. We'll talk you through exactly what we're proposing at the measure so you've got what you need for your trustees or managing agent; approval itself sits with your scheme.
Can blinds be motorised without drilling into the slab or running visible wiring?
Yes — battery-motorised systems are the retrofit default for apartments. No chasing concrete, no trailing cable, just a periodic charge. Wired motors are also an option where a renovation already has the electrics open.
How long does it take from quote to fitted?
Every blind is made to order, so lead time depends on the product and fabric — your written quote confirms the exact timeline before you commit to anything.
Are the cords and chains safe with kids around?
Chain tensioners anchoring the loop to the wall are standard on every install. For nurseries and kids' rooms we'll recommend wand-tilt, cordless or motorised control — no dangling chain at all.
What if I'm not home during the day for the measure?
We work around your schedule, including evenings and weekends where needed, and can coordinate access with your building's concierge or security if that's how your block operates.
Do the balcony screens actually hold up in the wind up here?
The zip is the difference — the fabric edge locks into an aluminium side channel instead of flapping loose, so the screen holds real tension. A wind sensor retracts it automatically before things get serious.
